How do real estate agents get paid?
In a typical Ontario sale, the seller pays their brokerage a commission, and part of it is offered to the buyer's brokerage as a co-operating commission. Under TRESA, whatever the arrangement is, it must be in your written representation agreement before you're committed — you'll never discover a fee after the fact.
Does it cost me anything to work with you as a buyer?
Usually nothing directly — the co-operating commission offered by the seller's side covers buyer representation in most transactions. If a listing ever offers less than the amount in your agreement, we tell you before you offer and discuss the options. That conversation happens in advance, in writing.
What does listing my home cost, and what's included?
Listing commissions in Ontario are negotiable and quoted up front in your listing agreement. Our full process — CMA-based pricing, prep plan, staging consultation, professional photography, floor plans, video, MLS and portal marketing, and offer negotiation — is the default service, not a premium tier.
Is the home valuation really free?
Yes. The comparative market analysis is free, takes about 48 hours after a visit, and comes with no obligation to list. Sellers use it to decide whether to sell at all — that's a fine outcome. If we earn the listing later, great.
What am I committing to when I sign a representation agreement?
A buyer or seller representation agreement sets out the term, the area, the services, and how your brokerage is paid — all negotiable before signing, and all required to be clear under TRESA. We typically start with shorter terms so the relationship is earned. Read it, ask questions, and keep a copy; we'll walk you through every clause.
